INFORMATION:
Retreat subcommittee members have requested that staff provide information on methods for buffering residential properties located in close proximity to locations where non-residential/greater intensity development is expected to occur.  Four specific locations have been noted:
1)      Sweet Bay Place
2)      Fireplace Store (how residential/commercial meet)
3)      Lloyd Farm Development
4)      Old Pittsboro Road (student housing/residential)
 
A staff memo (Attachment A) describes the structure of zoning districts, including relevant overlay districts, density and dimensional requirements, and other development standards as they exist currently in these areas and throughout the Town's jurisdiction.  An excerpt of Carrboro Vision2020 policies related to this matter and maps of zoning districts and overlay zones in Town are also attached (Attachments B-D).   
 
FISCAL & STAFF IMPACT: Should the Board of Aldermen identify any follow-up, fiscal and staff impact will be considered in relation to completion of those tasks.
 
RECOMMENDATION:r Staff recommends that the Board of Aldermen review the materials, discuss, and provide follow-up direction to staff.
