Continuation-2 of Public Hearing on the Conditional Use District Rezoning and Conditional Use Permit for 501 South Greensboro Street
PURPOSE: Second Continuation meeting of the public hearing opened on April 28, 2015 regarding applications for an M-3-conditional use rezoning (M-3-CU) and a conditional use permit (CUP) to allow for the construction of a three- to four- building commercial development on property located at 501 South Greensboro Street, also known the former Rogers-Triem site. The first continuation meeting was held on May 5, 2015.

INFORMATION: At the May 5, 2015 Board of Aldermen meeting, the Board continued the public hearing on the request for a conditional use rezoning/conditional use permit for property located at 501 South Greensboro Street, specifically to rezone the property M-3-CU, a newly established conditional use district. The Board voted to continue the public hearing to May 26th.
During the May 5th meeting the CUP was discussed. The Town Engineer along with the applicant's consultants provided clarification regarding the design of the proposed stormwater system. The roundabout design was also explained in greater detail by the applicant's traffic engineer. Following this, citizens, sworn in at the original meeting, gave additional presentation and the Roberson Place HOA representative suggested five conditions be placed on the permit.
The Board's consideration of spoken testimony, as well as their own discussions, prompted them to request that staff draft additional related conditions and combine them with the Advisory Board recommendations (rewritten into condition form) and to append these with the original staff conditions.
